Rental Application FAQs
Please contact the property manager for the listing with questions.
- A rental application must be submitted for each adult that will be living in the home
- The total household monthly net income must be over 3 times the rent
- All adults must have no evictions in the last 5 years, pass a background check, and have a good rental history if they are currently renting.
- All applicants must have a credit score of at least 600
This means that the property you are applying for will allow you to apply for the Obligo Security Deposit replacement program which allows you to pay a lower monthly or annual fee during your time renting the home instead of a full deposit at move in. This amount would not be refundable but may save you on your move in expenses!
The fees will be $45 per adult in the home and will be due prior to us processing the application, this is paid through the application link.
It depends, each property owner sets their own regulation on this. If we do allow pets, there is a 2 pet/animal limit and a $25 per month non-refundable fee for each pet. We are not able to accept pit bulls and similar breeds because of the restrictions on our property owners’ insurance policies. You must fill out an application for your pet at https://integrityokc.petscreening.com there is a pet application fee per pet on this site.
- Pets can weigh no more than 50 lbs at the adult weight.
- Only Cat and Dog are allowed.
- Some properties allow certain Pets/animals and others do not.
- For properties that do allow Pets, please see the restrictions below:
- Properties allow a maximum of two Pets, but some smaller units may only allow one.
- There is a 50 lbs weight limit for Pets.
- The following breeds, including any dogs that are mixed with the following breeds are restricted: Akita, Doberman, Staffordshire Terrier, American Bulldog, German Shepherd, Wolf Dog, Great Dane, Husky, Bull Terrier, Mastiff, Presa Canario, Rottweiler, Chow, Pit Bull.
- No poisonous animals are allowed.
Yes, a cosigner needs to submit a full rental application with documents. As a cosigner, an individual will sign the lease to take on the full financial responsibility of the lease and any damages and fees during the duration of the tenancy.
We require cosigners to make 5 times the property monthly rent in net monthly income and to have a credit score of 700 or higher. This is to ensure they are able to cover their own personal expenses, as well as those of the applicant if the need arises.
It takes 3-5 business days for us to process an application. We will email you with any questions we have and when we have made a decision.
Yes, we run credit checks as a part of our application processing.
Yes we do, therefore we need each adult in the household to turn in a separate application for the property you are applying for.
Yes, we require you to tour the property in person before we can make you an offer. We want to make sure you are happy with the location, condition, and layout of the property before we finalize your application.
Generally we require the household to demonstrate at least 3 or more times the rent in after-tax monthly income to qualify for a property. For example, if your rent is $1000, you would need to demonstrate $3000/month income after taxes are taken out of your paycheck. We do consider cosigners if the household does not make enough income to qualify. Cosigners need to apply and send in their id and income documentation.
We are able to hold a property up to 30 days from the date of the offer if the deposit is paid. We are only able to accept a deposit when the property has been offered to you. Please check your email regularly to see if we have made an offer.
Yes, you are always welcome to transfer your application to another property we have available within 6 months of submitting your application. There is no additional fee. Please text (405)451-7474 to request a transfer.
All of our properties have a stove that is maintained at the owner’s expense.
Additional appliances such as a refrigerator, garbage disposal, microwave, washer, or dryer may be left at the property for your convenience. We cannot guarantee they will be maintained by the owner and may be removed from the property if they fail.
The full deposit is required to reserve the property once you are approved. We are able to break up the deposit in two installments for Section 8 tenants, but the full deposit must be paid before move in.
If an applicant is below the credit score requirement or has outstanding collections balances, we may offer the property with a higher deposit. This is up to the discretion of the property owner.
Each property is owned by a different owner, so we would need to check with each owner to see if you are approved for another house.
We generally do 12 month leases, although there are times where we will consider a 6 or 24 month lease.
Our leases go month to month after the initial term at a $100/month rental increase. We contact tenants a few months before the lease end to see if we can come to an agreement on a longer lease renewal (usually one year).
We do not keep or monitor crime statistics. We recommend that you search the internet and contact the local authorities to find out information about the neighborhood you are considering to see if it is the right fit for you and your family.
Yes! All of our properties are non-smoking inside the home, garage, and patio.
