Who should I contact about my application?

What are your rental approval guidelines?

Our general approval guidelines are:

  • A rental application must be submitted for each adult that will be living in the home
  • The total household monthly net income must be over 3 times the rent
  • All adults must have no evictions in the last 5 years, pass a background check, and have a good rental history if they are currently renting.
  • For homes $900/month or below, applicant has a credit score of 575 or more
  • For homes above $900/month, applicant has a credit score of 600 or more

Is there an application fee?

The fees will be $45 per adult in the home and will be due prior to us processing the application, this is paid through the application link.

Do you allow pets/animals?

It depends, each property owner sets their own regulation on this. If we do allow pets, there is a 2 pet/animal limit and a $25 per month non-refundable fee for each pet. We are not able to accept pit bulls and similar breeds because of the restrictions on our property owners’ insurance policies. You must fill out an application for your pet at there is a pet application fee of $20 per pet on this site.

Does a cosigner need to apply?

Yes, a cosigner needs to submit a full rental application with documents. As a cosigner, an individual will sign the lease to take on the full financial responsibility of the lease and any damages and fees during the duration of the tenancy.

We require cosigners to make 5 times the property monthly rent in net monthly income and to have a credit score of 600 or higher. This is to ensure they are able to cover their own personal expenses, as well as those of the applicant if the need arises.

How long does it take to find out if I’m approved?

It takes 3-5 business days for us to process an application. We will email you with any questions we have and when we have made a decision.

Do you run credit checks?

Yes, we run credit checks as a part of our application processing.

Do you run background checks?

Yes we do, therefore we need each adult in the household to turn in a separate application for the property you are applying for.

Do I have to tour the property before I move in?

Yes, we require you to tour the property in person before we can make you an offer. We want to make sure you are happy with the location, condition, and layout of the property before we finalize your application.

How much do I have to make to rent the property?

Generally we require the household to demonstrate at least 3 or more times the rent in after-tax monthly income to qualify for a property. For example, if your rent is $1000, you would need to demonstrate $3000/month income after taxes are taken out of your paycheck. We do consider cosigners if the household does not make enough income to qualify. Cosigners need to apply and send in their id and income documentation.

Can you hold the property for me if I pay the deposit?

We are able to hold a property up to 30 days from the date of the offer if the deposit is paid. We are only able to accept a deposit when the property has been offered to you. Please check your email regularly to see if we have made an offer.

Can I transfer my application to another property?

Yes, you are always welcome to transfer your application to another property we have available within 6 months of submitting your application. There is no additional fee. Please text (251)577-4036 to request a transfer.

What appliances does the property have?

All of our properties have a stove that is maintained at the owner’s expense.

Additional appliances such as a refrigerator, garbage disposal, microwave, washer, or dryer may be left at the property for your convenience. We cannot guarantee they will be maintained by the owner and may be removed from the property if they fail.

Can I break up the deposit?

The full deposit is required to reserve the property once you are approved. We are able to break up the deposit in two installments for Section 8 tenants, but the full deposit must be paid before move in.

Can the deposit amount required change?

If an applicant is below the credit score requirement or has outstanding collections balances, we may offer the property with a higher deposit. This is up to the discretion of the property owner.

If I am approved for one house, am I approved for all of them?

Each property is owned by a different owner, so we would need to check with each owner to see if you are approved for another house.

What are the terms of the lease?

We generally do 12 month leases, although there are times where we will consider a 6 month lease.

Do your leases go month to month after the initial term?

Our leases go month to month after the initial term at a $50/month rental increase. We contact tenants a few months before the lease end to see if we can come to an agreement on a longer lease renewal (usually one year).

Is the neighborhood I’m interested in safe?

We do not keep or monitor crime statistics. We recommend that you search the internet and contact the local authorities to find out information about the neighborhood you are considering to see if it is the right fit for you and your family.

Are your properties non-smoking?

Yes! All of our properties are non-smoking inside the home, garage, and patio.

Can I move in without paying a deposit?

We partner with for their Security Deposit Alternative program. With this you would pay a small fee of $50 for set up of the plan and then a monthly fee instead of a security deposit. Fees for SayRhino can be as low as $15 per month depending on your credit score.
